The present invention relates to a building system comprising a kit of parts and a method of building construction from a kit of parts. The invention provides a method of construction of a building using a kit of parts, the method comprising the steps of: providing a kit of parts including at least one ground floor element, at least one upper- level floor element, a roof, structural columns and non-structural panels; providing temporary reusable parts including a supporting structure; locating the ground element in a predetermined position; assembling the supporting structure on the ground element; assembling the upper-level floor element on the supporting structure; assembling the supporting structure on the upper-level floor element; assembling the roof on the supporting structure; fixing the structural columns in predetermined positions between the ground element and the upper-level floor element, and between the upper- level floor element and the roof; fixing the non-structural panels in predetermined positions between the ground element and the upper-level floor element, and between the upper-level floor element and the roof; and removing the temporary reusable parts including the supporting structure between the ground element and the upper-level floor element, and between the upper-level floor element and the roof. Many of the building parts are formed from precision manufactured timber parts that are transported to a building site and assembled on-site without the requirement for scaffolding.

The invention provides an insulating composite material that is suitable for formation into insulation products configured to reduce thermal loss in large scale structures. The insulating composite material comprises: refined wood fibres, silica-based aerogel particles, a resin binder and microfibrillated cellulose, wherein the refined wood fibres are coated with silica-based aerogel particles and microfibrillated cellulose. Advantageously, the resulting composite provides the required thermal insulation and structural integrity for use as insulation within the construction industry, and with reduced environmental impact when compared with conventional insulation products. The invention further includes a method of forming the composite material by: applying resin binder to refined wood fibres with a liquid mixture of silica based hydrophilic aerogel particles and microfibrillated cellulose in a turbulent flow of fluid to form a base material; reducing the moisture content of the base material; and forming and setting the base material into a composite.
The present invention relates to the field of building construction, and in particular modular construction techniques in which portions of buildings are constructed off-site. According to one aspect of the invention there is provided a floor element for a modular building comprising a generally planar orthogonal framework of beams, the framework being provided with a lower base boarding and an upper deck boarding which define a floor cavity therebetween, wherein the framework comprises at least two edge beams formed of a composite material, and a plurality of joists projecting from at least one of the edge beams, the joists being accommodated in the floor cavity, wherein the dimensions and shape of the edge beams and joists, and the thickness of the lower base boarding and upper deck boarding are all selected according to the predetermined requirements of each modular building for which the floor element is provided and wherein the enclosed floor cavity of the floor element forms a sealed unit to substantially restrict ingress of moisture within the cavity.
